Application Info / FAQ
Please carefully read the information below prior to submitting an application. 
Big Sky Realty is an equal housing opportunity provider and processes applications in the order received (we do not maintain a waitlist). If multiple approved applications are received for the same apartment, we will accept the most qualified applicant based on desired move-in date. Prior to submitting an application, applicants must tour the property to ensure the apartment meets their expectations. Submitting an application does not guarantee/hold an apartment and application fees are non-refundable. We strongly encourage applicants to contact our office prior to submitting an application to confirm unit availability. Once an application is approved, a signed lease and fully paid security deposit is required to reserve the apartment. Big Sky Realty will continue to market the property until a signed lease and security deposit has been received. 

Required Information:
  • Photo ID (each applicant), 2 most recent pay stubs (we may require bank statements as well), rental history and employment history.
  • If an application is preliminarily approved based on credit / background check a rental verification with current/past landlords will then be completed.                ** Big Sky Realty may deny an application at any time due to derogatory reports from current/prior landlords.
  • Big Sky Realty may require additional identification and information beyond the initial application.
  • If relocating or recently accepted a new job offer, we will require a copy of the job offer letter if no pay stubs are available as well as contact information for      new company for verification puroposes.
  • Individuals 18 and over must each complete a separate application.

Application / Move In Fees:
  • Application Fee:  $40 per applicant (18 and older are required to complete separate applications).
  • Security Deposit:  One Month Rent. Approved applicants must pay the security deposit and sign lease documents to reserve an apartment.
  • Prior to move in the following fees must be paid: Security Deposit, First Months Rent, Pet Fees (If Applicable), First Month's Water Fees (Per Lease Terms)
  • We do NOT charge any administrative fees or hidden common area fees. 

Application Qualifications:
  • Credit Score:  620 required
  • No evictions or eviction filings.
  • Combined monthly income at least 3 times the monthly rent.
  • Rental verification from current and if requested past landlords.
  • Applications will be denied for criminal convictions including but not limited to: Sexually oriented offenses, manufacturing/distributing/trafficking of                    Narcotics,Methamphetamine,Cocaine, Marijuana or Opiates, robbery, kidnapping, assault, domestic violence, battery, simple battery, theft, burglary, larceny, breaking and entering, forgery, check related crimes, solicitation, fraud, ID fraud, credit card theft, falsifying information, weapons charges, endangering, neglect, non-support, protective order violation, disorderly conduct, resisting arrest, harassment, obstruction of justice, any felony conviction or other crimes not listed which Big Sky Realty determines may be reason for denial.  

Pets:
  • Please be advised not all properties permit pets and / or some properties may limit which units allow them (contact our office for details).
  • The provided information below is the typical pet requirement however each property may have a different set of restrictions and you are encouraged to            contact our office with specific questions. 
  • Maximum number cats or dogs per apartment is two, any pet besides a cat/dog must be approved in writing by the leasing office. 
  • Maximum weight per dog is 40 pounds and typically dogs are only permitted in first floor apartments. 
  • Non-refundable pet fee of $250 for the first pet and $150 for a second pet ($400 if two pets). 
  • Monthly pet rent of $30 per pet. 
  • Breed restrictions apply. Pit Bulls, Dobermans, German Shepards, Rotweilers, Cane Corsos, Akitas and any other breed where average weight exceeds 40            pounds are not permitted. 

Information Required Prior to Move In:
  • Following the approval of an application, we must receive the information listed below the week prior to move in.
  • AEP account number for electricity service.
  • Columbia Gas confirmation number (They will not provide an account number until your actual move in)
  • Evidence of renters insurance with a minimum of $100,000 coverage per occurrence. Big Sky Realty must be named as additional interest.
  • All open transactions must be paid in full prior to move in (Deposit, rent, water and pet fees).
